What this leaves out: real returns also depend on vacancy, repairs and maintenance, property management (often 8-10% of rent), and capital expenses. A deal that clears 1.00 on paper can still be tight in a bad month, so keep reserves. DSCR is the lender's qualifying test, not your whole return picture.

Using this calculator for a Wisconsin property

In Wisconsin the unit count changes the tax class: a duplex or triplex is Class 1 Residential while an apartment house of four or more units is Class 2 Commercial. Enter the tax figure for the class the building is actually in.
